For villa owners in Dubai

Your villa, from first plan to final fit

  • The designer, the contractor and the joiner each own one piece of your home, and nobody owns the result.

  • One team takes the whole villa, so you bring the space as it is and get one finished home back.

What we handle for you

We start with interior design and space planning built around how your family uses each room.

We make custom joinery for your rooms, from wardrobes and window seats to storage and built-in units.

We plan ceilings, lighting and AC together, so every room reads as one clean surface.

We run project management and site coordination through to handover, so you deal with one team instead of every trade separately.

Good fit

Where should we reach you?

Our team will contact you to arrange a site visit at a time that suits you.

Sound like your renovation?

No one owns the job

You found a contractor you trust and a designer you like, but each of them answers only for their own part, so every clash between the drawings and the site ends up on your phone.

Ideas that never add up

Your folder of saved ideas and hotel photos looks right one picture at a time, but nobody has turned it into one layout that works for the way your family actually lives.

Design lost on site

The drawings looked finished, then the ceiling height, the AC ducts or the joinery sizes did not match what was built, and the design gets quietly watered down to whatever the site allows.

Snagging that drags on

The big work is done, yet you are still chasing a cabinet door, a light that was never wired and paint touch-ups, because nobody owns the final detailing once the invoices are paid.

What changes with Oryx Design

The double-height living room of the Sadaf 8 villa by Oryx Design, cream sofas, a floating staircase and one warm material palette running through the space

01

Your villa, finished as one home

One team takes the space planning, the finishes and the joinery all the way to handover, so every room carries the same materials and the same light and the house reads as one home rather than a set of separate jobs.

02

Storage made for your rooms

Wardrobes, window seats and cabinets are made to measure in custom joinery, sized around what you keep and where you keep it, which is what keeps the rooms calm after you move back in.

03

Your ceilings, lights and AC line up

Lighting, air conditioning, curtain recesses and access points are planned together before anything is built, so the ceiling reads as one clean surface and the whole room feels complete.

Every renovation starts around a table

Bring us the space as it is, together with your saved ideas and references. We sit with you over plans and material samples, work out how each room needs to work, and settle the layout, the finishes and the joinery before anyone is booked for site, because a change on paper costs far less than a change in a finished wall.

Why split renovations drift

Hiring each trade yourself

You become the project manager

  • You coordinate every trade yourself
  • Drawings and site rarely match
  • Nobody owns the final details
  • Your weekends go to site visits

A designer, then a contractor

Two companies, two sets of priorities

  • The design is handed over, then left
  • Site changes go through two firms
  • Joinery and ceilings sourced separately
  • Problems bounce between them

Who you are working with

Oryx Design is a Dubai team for residential renovation and commercial fit-out. We run interior design, space planning, material selection, custom joinery and project management as one connected process, from the first plan to the final fit.

Much of that work sits in the parts nobody photographs, like a ceiling that has to coordinate lighting, AC, curtain recesses and access points and still read as one clean surface, and when those details are resolved properly, the whole home feels more complete.

What we handle

  • Interior design and space planning
  • Custom carpentry and fitted joinery
  • Project management and site coordination
  • Residential and commercial projects

You get a site visit, a design presentation with the materials and the joinery, and the scope and pricing in writing before any work starts.

Why we work as one team

The Oryx Design team

Oryx Design, Dubai

Villa renovation and fit-out

Most renovations go wrong in the gaps between people, because the designer hands over drawings, the contractor builds what fits the site and the joiner measures later, which leaves the homeowner to connect all three.

So we keep the whole job in one place. Bring Oryx the space as it is and we start from there, first around a table with your references and our material samples, then on site until the last detail is finished.

  • Design and execution in one team
  • Material samples at our office
  • On-site coordination throughout
  • Villas, apartments and showrooms

Questions before you start

Do you work on apartments and townhouses as well as villas?

Yes. We renovate villas, apartments and townhouses across the UAE, and we also take on commercial fit-outs such as offices, retail spaces and showrooms.

What is different from hiring a contractor?

A contractor builds what is drawn. We handle the interior design, space planning, material selection, custom joinery and site coordination as one connected process, so the team that planned your home is the team that runs the site.

What happens at the first site visit?

We walk through the space with you, take measurements and talk through what you want to change and how you use each room. Bring your saved ideas and references, because they show us the direction faster than any brief.

How long does a villa renovation take?

Every villa gets its own schedule, and you receive it together with the written scope and pricing before any work starts, so you can plan your move around it.

Is a kitchen or bathroom renovation too small for you?

No job is too big or too small for us. Kitchen and bathroom renovations are part of our home renovation work, and a single room goes through the same four steps as a full villa.

Who manages the work on site?

Our team runs project management and site coordination from the first plan to the final fit, so you deal with one team the whole way through instead of chasing separate trades.

How much does a renovation cost?

The price follows the scope and the finishes you choose. After the site inspection and the design presentation you receive the scope and pricing in writing, and work starts only once you have agreed to it.

What happens after I send the form?

Our team contacts you to arrange a site visit at a time that suits you. If you would rather talk now, message us on WhatsApp at +971 52 212 6382.

Ready to start your villa?

Book a site visit and our team walks the space with you, listens to what you want to change, and comes back with a design direction and a written scope.
